East Lyme Property is a bouldering area in Connecticut, about 1.6 miles from Sterling City. It sits right next to two other climbing spots, Balancing Rock and Keeny Road Boulders, both about 0.1 mile away, and it makes an easy pairing with the Crossover Trail and Nayantaquit Trail, each roughly half a mile off. The area is a bouldering destination, with 21 routes all rated on the V scale. The easiest is Dr. Dan's 4 Star Arete at V0, and the hardest is Organ Donor at V7. The median grade is V2, so climbers of all levels can find something to work on. Summer is the warmest stretch for a visit. Typical averages from a nearby weather station in Groton show July highs around 81°F with lows near 66°F, while winter brings highs in the upper 30s and a few snowy days a month from December through February.
